Villa Imperati is an exclusive luxury villa located in the most panoramic and peaceful area of Praiano, featuring a private sea-front swimming pool, a large terraced garden, and stunning open views over the Amalfi Coast. The property is designed for guests seeking generous spaces, privacy, and high-level comfort, experiencing the villa as a true Mediterranean retreat immersed in light and scenery.

The villa is set in a private area of the village and cannot be reached directly by car. Access is only on foot, via a scenic path of approximately 400 meters with about 100 steps, typical of Praiano’s layout. This requires some physical effort but guarantees silence, no traffic, and a strong sense of exclusivity, while remaining close to main services and points of interest.

ACCOMMODATION FEATURES
The villa is arranged over two levels and offers 150 sqm of interior space, ideal for families or groups:

Ground Floor

•Large garden with private outdoor sea-view swimming pool (open seasonally from April 15 to October 19)

•2 bedrooms (1 double + 1 single with extra bed option, ideal for children/teens), both with access to the garden

LOCATION AND POINTS OF INTEREST
Villa Imperati is ideally located for guests looking for a quiet and panoramic base to explore the Amalfi Coast:

•Path of the Gods – direct access from the pedestrian path above the villa

•Main beaches (Marina di Praia and Gavitella) reachable via scenic walks or local transport

•Bars, restaurants, shops, and bus stops within a few minutes’ walk downhill

•Shuttle and bus connections to Positano, Amalfi, and other coastal destinations

Note: All services and points of interest are reached by going up or down steps, in line with the typical urban layout of Praiano. This is part of the authentic local experience but makes the property more suitable for guests accustomed to walking.

ACCESS AND PARKING
Villa Imperati is located in a pedestrian-only area and cannot be reached directly by car. Access is exclusively on foot via a scenic path of approximately 300 meters with about 100 steps. For this reason, the villa is not recommended for guests with mobility issues or those who do not enjoy walking and climbing stairs.
Upon request, a paid porter service can be arranged to assist with luggage.

•Private paid parking available on request at approximately 650 meters (advance booking strongly recommended, especially in high season).

•Public paid parking available at approximately 200 meters, not reservable and often crowded in high season due to limited availability.

GETTING AROUND
Thanks to its strategic location, Villa Imperati allows guests to explore the Amalfi Coast easily even without a car.

•Boat excursions from Praiano (Marina di Praia – approx. 1 km): the most scenic and relaxing way to reach Capri, Positano, Amalfi, and sea-access-only coves.

•Public buses (SITA and Local Bus – stop approx. 200 m): practical and economical, but often crowded and slower in high season.

•Private driver: offers flexibility and comfort; advance booking of at least one day is recommended.

•On foot: the most authentic way to experience Praiano, involving steps and elevation changes.

•Scooter rental: greater independence, recommended only for experienced riders on narrow and busy coastal roads.

Casa Albatros is a two-storey villa, located in the heart of Praiano, with two splendid and spacious terraces overlooking the Mediterranean Sea. It is the perfect location for a group of friends or a large family looking for a quiet and central place. The short distance from the main attractions and from the bus stop is one of the strengths of Casa Albatros.

The villa is organized on two independent floors:

FIRST FLOOR

• Large terrace, sea view, with dining table for outdoor dining and BBQ
• Large living room with sofa, armchairs and dining table
• Fully equipped kitchen (not habitable)
• 2 bedrooms with single beds (beds size 90x190) - entrance only from the terrace
• 1 double bedroom (bed size 160x190) with kitchen area - entrance only from the terrace
• 2 complete bathrooms, with shower.

SECOND FLOOR

• Large terrace with deck chairs (access from one bedroom)
• 1 triple room with double bed (bed size 160x190) and single bed
• 1 bedroom with double bed (bed size 160x190) - with access to the large terrace in front
• 1 complete bathroom with shower

Casa Albatros is located about 50 steps from the main road, on the east side of Praiano, just 15/20 minutes walk from La Praia beach, where the best fish restaurants in the area are located. A free porterage service is offered at check-in. The nearest parking is about 200 meters away and is available for a fee.
